On the day of the closing, I showed up and the Sellers were already there. Karl Lueders my Realtor informed me that they had arrived early so we would be going into a separate room. Nothing seemed out of the ordinary and since this was my first closing, I had no idea that this was not the usual procedure.
A few weeks later I found out what actually transpired… Karl Lueders told the closing company and the sellers Realtor that I had specifically requested a separate closing. The Seller even asked to speak to me directly and was told that they could not.
I shouldn’t have been so shocked to learn this since I had been suspicious of Karl Lueders in the past, not to mention a friend told me to fire him because he sucked as a Realtor. Up till then I felt guilty for suspecting him… now, not so much.
The important thing here, is that the night before closing there were emails traded with Karl Lueders about the condition of the home and how upset I was about things that were going on. I mentioned that if the house wasn’t brought back to the condition it was in when I signed the offer (it wasn’t) that I would walk. I also expressed that I wasn’t happy with how I was being treated, I even asked to see a different house. So the motive for the lie was to keep me at the closing table, at all costs. If I was able to ask the seller about the damages that the home had sustained since the offer, and they told me it wasn’t fixed, that would have been it. So the only reason that the sale went through, was because of Karl Lueders Lie. I have spoken to some lawyers and they all say he is culpable so we have been trying to sort this out with his company, The Kentwood Company at Cherry Creek. They have the situation in the hands of their corporate attorney and I have yet to hear back from them. I have since filed a complaint with the Better Business Bureau and I have written out the complaint with DORA and I am providing them with documentation.
