At some point during the torturous process of looking at houses, we brought along a friend. She met Karl Lueders and liked him ok but as soon as we were done for the day she told us, “you should fire him.” We chuckled and asked why and she said it just seems like he doesn’t know what he’s doing. She asked us why he didn’t provide comps for the houses he showed us. We told her he never gave us comps unless we were making an offer. And we told her he had gotten pretty tired of going out to Aurora with us all the time because we had been looking for about three weeks. Then she told us that she was looking for her house for two years and her Realtor was always patient and always provided comps. She made it very clear that in all her home buying experiences she never had a Realtor who was as unprepared as Karl Lueders.
When we looked at this hell hole for the first time, we asked Karl Lueders what he thought we should offer and based on absolutely nothing, since he had not looked at any comps (he didn’t even have the lockbox code when we got here), he said we should make a full price offer and just ask for $2000 in closing costs from the seller. So while he was outside on the phone trying to reach the listing agent to let them know we wanted to submit an offer and we decided to go back in the house and look around some more. In the meantime, another Realtor had come into the house with a group of people and while he was showing them around he was explaining things about the house like the year it was built and how during that time adding these extra closets became popular, etc., etc. We looked at each other in wonder… how come we never got any, you know.. INFORMATION about the properties we looked at.. ever?! Was that how it was supposed to be? Karl just pretty much showed up with the code to open the door and let us wander around, sometimes he would have the printed info about the house from the MLS but that was it.
By the way, we asked for the comps on the house we bought when we put in the offer just so we would have them and know that the price was right but we never did get them. But we’re not really even sure we got the complete real estate experience, we’re not even sure why we had a buyer’s agent.
