When we first began our adventures in real estate with Karl Lueders as our buyers agent, he was an agent with Coldwell Banker of Denver, where he received the oh so prestigious title, “Central Denver’s #1 Agent” for 2007. So we thought, naturally, that we were going to be in capable hands.
Then a few weeks into shopping for a house Karl Lueders told us that he was leaving Coldwell Banker for another agency, the Kentwood Company at Cherry Creek, which he explained had a better reputation. He further explained when we asked him why he decided to switch firms, that in order for him to be motivated he had to feel “challenged,” and since he earned the title of #1 he just wasn’t feelin’ it.
Great, we thought! Then we thought maybe that explained why we were getting nowhere with him..
Karl Lueders got so easily and obviously frustrated when looking at houses with us, that we concluded that he had apparently never actually had a challenge! Apparently he was accustomed to people, like a friend who had used Karl’s services last year. They had been looking on their own for over a year so they knew exactly where they wanted to live and how much the homes in the area should cost, so Karl Lueders showed them approximately seven houses and they bought one. He didn’t even have to break a sweat, they did all the legwork.
Seriously, to get from zero to “#1″ in the three short years that Karl Lueders has been in the real estate business he must have had a serious string of simple sales and luck.
Obviously it is a bigger challenge to find a good quality house in a good quality neighborhood on a relatively small budget like ours, than it is to find a nice mini-mansion in Cherry Creek for a buyer looking to drop a million, give or take a few hundred thousand. Or maybe it’s just a challenge for Karl Lueders if he doesn’t feel like wasting his time on a relatively small commission. Just a thought…
