I was mostly interested in seeing how many listings he had. One site had “featured listings” and of course, it had ALL the company listings….but many websites will do that, especially the corporate ones….anyway, I trolled around some more and it appears he is carrying only 3 listings….I wouldn’t exactly call that “white hot shit” in my book…..

The more I read about Karl (from his own pen by the way) the more he comes across as an ego maniacle baffoon…..

Since we don’t have the way back machine, any of the things you offer would be wonderful. Had we been treated with respect in the first place, well this probably wouldn’t have happened but when it did, having Karl fess up and come to us and apologize would have gone a LONG way.
Honestly we don’t have any hope that Kentwood or Karl will be ponying up any money, it would be nice and it would certainly be nice considering the repairs are about 12.5% of the cost of the home. When we sat down with Karl’s managing broker she asked what we wanted and we said we wanted to be made whole. We even asked, if it turns out this isn’t the fault of Karl and/or Kentwood, would they help us out with who might be and tell us how to approach it. She said the would do that. She asked us to submit estimates, we did as we were asked and we got no response from Kentwood and certainly they did not try to help us sort the matter out.

The tragedy in this is that we were treated poorly and then ignored and so that just compounded the situation. There have been a number of opportunities for someone, anyone to step up and do the right thing, or at least try to make ammends and they have instead chosen not to.

We are fixing things as we go, if something works out, if Kentwood or Karl steps up, great, but our life will go on, we will have learned, we do wonder, have they?

I haven’t had the opportunity to read thru all your posts and maybe you address this but the one thing I did find disturbing was from an earlier post :

“The important thing here, is that the night before closing there were emails traded with Karl Lueders about the condition of the home and how upset I was about things that were going on. I mentioned that if the house wasn’t brought back to the condition it was in when I signed the offer (it wasn’t) that I would walk. I also expressed that I wasn’t happy with how I was being treated, I even asked to see a different house.”

I am sure you know this now since hindsight is 20/20 but really, if you were uncomfortable with this huge purchase in ANY WAY, you should NOT have signed the paperwork. I do understand though, especially as inexperienced buyers, you are nervous, scared, excited, ect. and those emotions get in the way but I am sure you acknowledge you probably should have put the brakes on.

Let me ask you this, where do you want this to go from here? Obviously you want someone to take responsibility, rightly so. I am sure a lot of this could have been avoided if SOMEONE had just said “I fucked up” but what now? Do you want someone to pay for all the repairs or do you expect someone to buy this house back? or do you just want an appology? I am just curious.

You know, I had a deal a few months back with some friends (always a BAD IDEA) and we represented them in the purchase of a home on some acerage. We had an issue with the lender. The lender THOUGHT she could get them a USDA loan with no $ down so my friends sold their home dirt cheap so they could buy this one and fix it up. 3 days before closing we discovered the loan officer screwed up and the property was inelligible for that kind of loan. She tried desperately to cram them into an FHA product with them bringing 3% to the table but we couldn’t get that to fly either. In a desperate attempt to get them SOMETHING (after all, my friends were going to be HOMELESS in less than 48 hours, remember, they already SOLD their existing home) I called the pres. of the bank and got them in a loan product with 10% down. Obviously, my firends were PISSED and rightfully so. So we sat at the closing table, them getting the home of their dreams but under terrible circumstances. Before they even broke out the papers I said “I want to make ABSOLUTELY SURE that you want to do this. If you don’t, we will figure it out. I can get you into a rental, we can start over and find something else where you don’t have to plunk down $15,000″ But they said yes, they wanted to continue so they wouldn’t lose the house. I had to be absolutely sure this was what THEY WANTED to do. In the thick of it all, my friends got it in their head they were going to get that $15,000 back from the bank since their representative screwed up but there is NO WAY that is going to happen and frankly, it’s an unreasonable request. The loan officer made a mistake and she readily addmitted it and tried desperately to fix it but you can’t get blood from a turnip. I really hope they just let it go because she is genuinely a good person and we all do make mistakes, you know?

Paul and I have spent a lot of time and energy teaching our kids to just suck it up and admit when they screw up. People are so much more likely to forgive you if you just look them straight in the eye, say “YES, I blew it” and ask for forgivness and offer to do whatever you can to make it better. I bet Karl wished he had done that.
